What should you consider when purchasing?

What is the rental service?
This service is offered to customers who want to rent the units and there are two options.
Remember:
All utilities, such as water, electricity, internet, cable, etc., are the tenant's responsibility and are registered under their Social Security number.

The property is listed on Open Realty LLC . We are responsible for asking the prospective tenant for his/her background, credit report, references, and verifying all the information provided. Once the owner agrees to rent the property to the chosen candidate, the rental contract (Lease Agreement) is prepared to be signed by both parties, and the final inspection of the property is done. In addition, the checks of the agreement are collected and the rental of the unit officially begins. The costs for this service are one month's rent.
One half goes to the Company bringing in the tenant and the other half to Open Realty LLC . Typically one month's deposit, first month's deposit, and last month's deposit are collected.

SEASONAL CONTRACT
This type of rental is for periods of less than a year and the property is usually furnished.
The client must provide the inventory of the unit, verified by one of the Open Realty LLC associates, to be included in the rental contract.
Basically, the same steps are followed as for the annual contract rental. The costs for this service are 10% of the contract.
5% commission goes to the Company that brings the tenant and the other 5% to Open Realty LLC .
Normally one month's deposit, the first and last month are collected.

We make a monthly financial report of the property.
In addition, we prepare and deliver an annual closing of income and expenses in the Quick Books accounting program, for the declaration to the IRS of income taxes for the immediately preceding year.
COSTS

Investment Properties: The owner must pay Open Realty LLC. 10% of the monthly rent or $185 minimum per property each month.
VACATION Properties (Second Home): The owner must pay Open Realty LLC. every month 5% of the monthly rent or $185 minimum of the current market value, (For example: If the unit rents for $4,000 per month, 5% is $200, which would be the monthly management fee).
