Administrative Services:

  • Utility Payments (Electric, Water, Cable and Internet)

  • Property Insurance Payments (When requested)

  • Mortgage payments for properties financed through US banking institutions..

  • Real estate property tax payments

  • Maintenance and Management Fees

 

 

Coordinate:

  • We pay condo association fees

  • Repairs, improvements and maintenance on the property.

  • Property cleaning and upkeep.

 

Reports:

  • We prepare a monthly financial statement on the property.

  • We also prepare and submit an annual Profit & Loss statement using Quickbooks accounting software for preparation of the property owner’s income tax return.  

Logistical rent management:

 

  • Collect rents and make timely deposits to property owner’s account..

  • Property supervision, evaluation and maintenance. 

  • Prepare an inventory at the beginning and end of each lease agreement.  Photograph property at the commencement and termination of each lease to determine the condition of the unit.

 

Costs:

 

  • Investment Properties:  The property owner shall pay Open Realty either 10% management fee on the rental amount each month, or $150 minimum per property. 

  • Second or Vacation Homes:  The property owner shall pay Open Realty LLC 5% commission on the rental amount each month, or $150 minimum of the current market value.  (For example:  A unit rented at $4,000/ month would have a 5% management totalling $200)

We also offer receiving of mail and small parcels in our offices at Open Realty LLC to every client who contracts us for property management services for the entire year.
